Services

After inspecting your property; we offer suggestions as to pricing, marketing and staging.

We advertise the property's availability and features.
Advertising includes yard signs, Multiple Listing Service, Internet, Local Real Estate Magazines, newspapers, Television, networking, and word of mouth.

We show the property and screen potential tenants.
Tenant screening is the MOST critical point in property management. We always do our best to eliminate questionable applicants. Screening includes credit and public records, previous rental history, verification of income & employment, personal references and our personal impressions of prospective tenants.

We enter into a lease with the tenant.
Our standard lease is VERY strong and offers exceptional protection to homeowners from liability and from undesirable tenants.

We collect rents from the tenant and forward proceeds to the owner.

If needed, we send late and eviction notices. We will initiate legal action against tenants on behalf of the homeowner.

We can repair and maintain your rental property or we can forward maintenance request to the homeowner. We have a Home Improvement Department that offers preferential pricing and excellent quality and affordable services.

We provide year-end statements to property owners for each property.

Fees

We receive 12% of rents received as a commission. If the unit is vacant or rents not received, we do not earn a fee.

There is no additional advertising or releasing fees.

Professional Property Management charges 50% of first month rent, for finding, screening, and securing tenants. Renewal of a previous tenant is 30% of first month rent.

There is an annual $50.00 account maintenance fee. This fee covers our bookkeeping c0st for year-end statements and for tax statements.

Fees may be negotiable for property owners with multiple properties or in exceptional causes.

Free Services

As a community service and in order to establish new business relationships; we offer free or at cost services.

We can offer stock rental forms to property owners.

For those investors that prefer to manage their own properties, we offer at cost tenant credit and public records checks. Our current cost is $25.00 for each person.
